Site Overview

The site is located to the North Eastern fringe of the city of Ripon on the Eastern side of the River Ure. The elevated site affords westerly views towards the city centre and Cathedral. It is situated approximately 800M from the city centre, sits within the Ripon Grammar School catchment and is centred around Grid Reference SE318722.

The site extends to 3.6 acres and is brownfield in nature. It features a numbers of disused buildings and structures and associated varying surfaces, hardstanding, scrub, grass etc. The site is bounded to the East by Lloyds Land Rover dealership, Hutton Bank to the South, and residential properties to the North and West.

The land benefits from from a Resolution to Grant Planning Permission subject to the signing of the Sec 106 (ref: 18/04504/OUTMAJ) for a mixed use scheme of 37 residential housing units and 6 commercial/ industrial starter units. The Sec 106 is a favourable one, having used Vacant Building Credit to negotiate away all but 6 Affordable Housing units (16%). It is our strong preference to sell the site as a whole, with the industrial units. Any buyer could seek a change of use to residential, should they be able to demonstrate there is no demand for employment uses. That said, if acquiring the site with the industrial units, is too big an encumbrance, we will consider selling them separately.

A substantial amount of technical due diligence has been carried out in support of the Outline Planning Application, chiefly that surrounding ground conditions. A full intrusive Ground Stability Assessment was carried out by Coast Consulting Engineers (Early 2020) and based on the findings of the same we have received a Land Quality Endorsement Technical Assessment (LQE) from the NHBC.

Tender Process

The land is for sale via informal tender. All tenders are to be received in writing at the following address by noon on: Friday 29th January 2021

We will accept electronic submissions provided the hard copy is in the post.

All tenders should be accompanied by a proposed layout and a completed bid pro-forma. The latter will be issued to parties on expression of their interest.

We will consider either Conditional or Unconditional proposals.
 

Viewing

The site can be seen from a number of points round the perimeter and access adjacent to the gates on the Southern boundary and through the hand car wash, also on the Southern boundary is available. The access adjacent to the gates is a little precarious and as such, T&B and the owners of the site, will not be responsible for any injuries resultant from access onto the site.
